A non-refundable deposit of £100 is payable at the time of booking (this amount will be subtracted from the cost of your holiday).

The balance must be paid six weeks prior to the start of the rental period. Non-payment of the balance on or before the due date shall be construed as a cancellation of the contract by you and the terms of cancellation shall apply.

For bookings made less than six weeks prior to the start of the rental period, the full balance is due at the time of booking.

CANCELLATION
In the event that you need to cancel a confirmed booking, this must be done in writing and a cancellation charge will be due as follows:-

31 – 41 days 75% of cost
0 – 30 days 100% of cost

Once a booking has been confirmed and the deposit made, should you wish to change the date of the holiday to another available week this can be done but an additional fee of £50 will be charged.

CHANGES TO YOUR HOLIDAY
In the unlikly event that we have to make changes to the booking (e.g. it suffering damage that requires repair), I will refund all sums paid by you and this will be the only obligation or liability to you in such circumstances.

PERIOD OF HIRE
Rentals commence, unless otherwise notified, at 3.00 pm on the day of arrival and end at 10 am on the day of departure. (I may be able to arrange more agreeable times with you depending on time of year and which property is booked). Please observe these times as I would prefer for you to arrive to a beautifully presented house! On your departure day, I need time to be able to get the house ready for the next guests, so I do ask you to depart the property on time. Your help with this is appreciated!

NUMBER OF PERSONS USING THE PROPERTY
The number of persons occupying the property must not exceed the maximum number stipulated in the brochure/website/booking form.  I reserve the right to refuse entry to the entire party if this condition is not observed.

CARE OF THE PROPERTY
You agree that you shall take all reasonable and proper care of the Property and its furniture, pictures, fittings and effects in or on the Property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You will be liable for the cost of any damages, breakages, losses and any extra cleaning or repair costs which are incurred due to non-compliance with this condition.

COMPLAINTS
Should there be any cause for complaint during the occupation of the Property, it must be notified promptly to and in the case of a serious problem confirmed in writing.

RIGHT OF ENTRY
My husband, I or any person required for property maintenance shall be allowed the right of entry to the property at all reasonable times on reasonable notice for the purpose of inspection or to carry out any necessary repairs or maintenance.

SMOKING
The property is non-smoking. If you do smoke outside, please dispose of cigarette ends responsibly.

SAFETY
Guests must accept responsibility for their own and their children’s safety.

LEFT PROPERTY   
I am happy to return any left property but may charge postage and packaging  – this will just about cover the time in relocating the items or items and sending them to you. For heavy items, I reserve the right to charge more.

HOW TO BOOK
1) Check availability and cost by contacting me directly using the Contact details provided in this website

2) Once it’s established the property is avaliable and you wish to continue with the booking you will be asked to read the Terms and Conditions and send £100 for the deposit.

3) On receipt of the money, I will confirm the deposit and reservation by email and it will be assumed that you agree with all the Terms and Conditions stated. The email will also contain information regarding when the final balance is due.

4) If you have sent the full payment (ie the reservation is within six weeks of the booking date) I will send directions and key collection instructions.
